Gables Unit Leasing Requirements

Gables Board of Directors (BOD) requires the following for all new leases as well as lease renewals:

  1. Lease Approval Form Signed by Owner 
  2. Executed Lease Signed by Lessee. (Tenant(s) must be approved by the Board of Directors prior to executing the Lease.
  3. Criminal Background Check for each tenant.
  4. Bylaws, Rules and Regulations Lease Addendum signed by tenants.
  5. BOD uses Lease Approval form and lease to update Gables Gate names, phone numbers as well as adding renter to the Gables Blast email system for notifications. BOD also uses the expired lease information to remove lessees from community assets.
  6. Not following the rules is an impact to the lessee by the owner, NOT the BOD
  7. Fines will be issued if the leasing rules are not followed.  Tenants are not permitted to move in until all documents have been received and tenant approval given.

This new Form and process is required for all Leases not executed as of November 30, 2022. This process is also required for ALL renewals.

There is no fee assessed as a part of this new form or process.
